Landlord Guide to Services and Standard Fees

Tenant Find/Let Only Fee

  • 7%  of annual rent - sole agency
  • 8% of annual rent - multiple agency
  •  Fees to be taken upfront

Full Management Service including letting service

13% payable in advance based on the agreed term with the remaining 6% payable in accordance with the frequency with which Rent is due and on the total rent payable under the terms of the tenancy

Property Management

  • 6% of the rent as and when collected
  • Fee to be taken as the rent is paid i.e. monthly/quarterly etc
  • Call out charge for additional visits - £60.00 iper hour or part thereof (optional)

Short Lets

  • 26% of total rent for term – Letting & Management
  • 20% of the total rent for term Let Only Service
  • Fees to be taken upfront

Renewal of Tenancy Fee

  • 7% of annual rent - sole agency
  • 8% of annual rent - multiple agency
  • Fees to be taken upfront

Vacant Property Management

  • £90.00 per month
  • Additional Property Inspection at Landlords request - £60.00 – (optional)
  • Utility Set up Fee - £48.00  – (optional) Additional visits by staff - £40.00 – (optional)

Tenancy Setup Fee

£190.00 Drafting and execution of tenancy agreement if supplied by us, initial Right to Rent check, collecting and holding the Security Deposit, registering and issuing deposit protection certificate, reference set up and completion of Tenants

Rent Collection

  • 1% of annual rent
  • Fee to be taken as the rent is paid i.e. monthly/quarterly etc
  • Service of Section 8 Notice to Tenant by Legal for Landlords due to non-payment of rent - £148.80 (optional) 
  • Court attendance for non-payment of rent - £70.00 per hour per staff member in attendance (optional) 
  • Sending Additional Copy Statements - £30.00

Should it be necessary to take a tenant to court on a Landlords behalf due to non-payment of rent, we will instruct Legal for Landlords on the Landlords behalf and the relevant legal and court costs will be payable by the Landlord.

Deposit Registration Fee

  • £48.00  for the first term
  • £24.00  for each renewal of tenancy thereof

Lanser Property are members of the Tenancy Deposit Service (TDS) and are legally entitled to hold deposits on behalf of landlords. Further information is available at Propertymark or TDS

Additional Non Optional Charges and  Fees

  • £95.00  change of sharer deed of assignment
  • £85.00  Energy Performance Certificate
  • £85.00  Gas Certificate
  • £48.00 Reference Fee per tenant

Inventory Cost will be charged directly to the landlord from the inventory company
Electrical Installation Report EICR will be charged directly to the landlord from the inventory company

Withdrawal of Offer by Landlords

  • Tenancy Administration Fee - £199.00
  • Tenants reference cost if instructed - £48.00 minimum per Tenant/Guarantor

Non Payment of Commission and Fees

Should we refer any unpaid commission and fees to our debt collection agents, costs of 18%  of the debt will be incurred along with interest at the relevant rate provided for under the Late Payment of Commercial Debts (interest) Act 1998.

Sale of Property

  • 1.5% Based on the sale price agreed
